File rates in Pakistan
A “file” is a booking or allotment document for a plot that may not yet have possession. The file rate is the market price of that document today. Rates move with demand, ballots, development news and rupee conditions. Pakistan Property does not publish copied rate sheets from other agencies. Ask us for a same-day quote for the society you want.
How a file deal usually works
- Confirm the society, plot category and remaining instalments.
- Pay a token only after written seller details and a receipt.
- Transfer at the society office or through the authorised dealer process.
- Keep copies of the application, payment challans and transfer letter.
What changes the rate
| Factor | Why it matters |
|---|---|
| Plot size | 5 marla, 10 marla and 1 kanal files price separately |
| Category | Standard, corner, park-facing and boulevard files differ |
| Payment status | Fully paid files usually cost more than instalment files |
| Development | Roads, sewer and possession dates move demand |
| Filer status | Tax on purchase and sale is higher for non-filers |
